115 Winthrop Square

 

In April, Accordia submitted a response to the Boston Redevelopment Authority's Request for Proposals on a parcel of land in the Financial District known as 115 Winthrop Square.  Participants in our team include Ares Management, Starwood Hotels, SHoP Architects, Hacin + Associates, Clark Construction, Otis & Ahearn, Patrick Lyons, Mikyoung Kim, Thornton Tomasetti, WSP Engineering, YR&G, and Fraunhofer USA.

 

Accordia’s goal is to create a new kind of icon. Beginning with the structure of the team itself—Accordia is a registered MBE and both SHoP and landscape architect Mikyoung Kim are WBEs—the proposed tower is intended to reflect the diversity of the city, and an inclusive future for all. The inspiration for Accordia’s iconic and original design takes its cues from Boston, near and far. Responding to the site and to the uniqueness of the city’s neighborhoods, the tower form makes it move by turning to Boston’s diverse neighborhoods to say ‘hello’. It is at once a building for all – from afar, up close and inside.

One Channel Center

 

Location – Boston, Massachusetts

 

Completion – 2014

 

Total Project Cost: $230,000,000

 

One Channel Center is a five-acre development for State Street Bank’s state-of-the-art 500,000 square foot, 12-story office building and companion 970-car garage. The development will also include two new open space parks. The new open space areas will enhance and promote enjoyment of the area for residents, workers and visitors at the Channel Center Project and for visitors to the Fort Point neighborhood.

 

The Hampton Inn & Suites at Crosstown Center

 

The Crosstown Center Hotel, a 175-room property, and 650 space parking garage, was developed and is owned by a partnership that includes Boston developers Kirk Sykes, Tom Welch, Gene Sisco and Corcoran Jennison Company.  A majority of the hotel’s owners, including Mr. Sykes, are African American, making this Boston’s only African American owned hotel, and the 27th African-American owned hotel in America.  

5 Channel Center

Location – Boston, Massachusetts

 

Completion - 2013

 

5 Channel Center, a redevelopment project in a former Boston Wharf Company warehouse, now serves as the Boston Headquarters for an application-oriented research non-profit. The project’s financing was extremely complex and included Brownfield tax credits, State and Federal historic tax credits, New Market tax credits, a grant from the EDA, participation from 4 different lenders, and participation from the non-profit. Total investment was $26.5 million.

D Street Hotels

Location – Boston, MA

 

Completion – Early 2016

 

Total Project Cost - $160,000,000

 

The 510-room development will offer 15,000 square feet of function space in two buildings, encompassing approximately 320,000 square feet. The 330-room Aloft, a modern style hotel aimed at serving the next generation of traveler, will feature the W XYZ(insert SM) bar. The 180-room Element, will be an extended stay hotel. The hotels are within walking distance of the Boston Convention and Exhibition Center and the Massachusetts Convention Center Authority’s new open space, The Lawn on D, which is ideally located in the heart of Boston’s Seaport district.

50 Post Office Square

Location – Boston, MA

 

Completion – 2013

 

Total Project Cost - $360,000,000

 

50 Post Office Square is a 21-story, 650,000 square foot, Art Deco office building that occupies an entire city block bound by Franklin, High, Congress, and Pearl Streets. 50 Post Office Square sits in the center of Boston’s Financial District and fronts the highly acclaimed Post Office Square Park. Originally built as the headquarters for New England Telephone, the building is currently leased to Brown Brothers Harriman, Verizon New England Inc., TD Bank, TD Ameritrade and Pret a Manger.

10, 20 Channel Center

Location - Boston, Massachusetts

 

Completion - 2013

 

Total Project Cost - $120,400,000

 

Channel Center is a property in the Seaport District of South Boston, MA.  Channel Center is comprised of five existing building totaling approximately 350,000 square feet of renovated “brick and beam” space.  Current tenants include Rue La La and Cengage Learning.
